Sandra Cannon, REALTOR®, CRS, ABR®

Urban Provision, REALTORS®

Before deciding to list and sell your home on your own, there are many things to consider, such as:
  • Are you prepared for the legal risks associated with the contracts and other paperwork?  As a REALTOR®, it is my job to be up-to-date on the latest news and regulations and I'll handle all the paperwork ensuring you have a smooth transaction.
  • Have you considered the security risks of strangers coming into your home that may not be there for the right reasons?   I pre-qualify potential buyers so that only those with the financial means to afford your home can tour it.
  • Have you considered the added time and stress it takes to market your home and show the property yourself?  My goal is the same as yours - to market your home so that it sells quickly and for top dollar.  As a REALTOR® and e-PRO Internet Professional (e-PRO®), I have access to the multiple listing service (MLS) and a vast number of other listing sites, bringing more visibility to your home, resulting in a quicker sell.

What is a Comparative Market Analysis?

Think about selling your home or investment property?

As a full time REALTOR®, Certified Residential Specialist (CRS) and e-PRO Internet Professional (e-PRO®) working on your behalf, I will streamline the process from start to finish, including, but not limited to:

Pre-Listing Preparations

  • Conduct a comparative market analysis (CMA) to assess your home's fair market value
  • Prepare the listing agreement and other associated listing documents
  • Help you prepare the sellers disclosure notice
  • Do a walk-thru of the home and recommend possible improvements to maximize your home's value
  • Offer tips, pointers and instructions on how to get your home show-ready
  • Take interior and exterior photos of your home
  • Place a lockbox on the door for access by showing agents
  • Place a For Sale sign in your yard

Marketing Your Home

  • Submit the listing information into the Multiple Listing Service (MLS)
  • Market, market, market your property on the internet!
  • Follow up with showing agents to obtain feedback and comments from potential buyers

Coordinating the Sale

  • Ensure potential buyers are pre-qualified
  • Review and discuss all offers with you immediately upon receipt
  • Negotiate offers with other agents to get you the best possible sales price
  • Work behind the scenes with buyer's agent, buyer's lender and title company to monitor the process from offer acceptance date through closing date to ensure your transaction is progressing smoothly
  • Provide continuous communication with you throughout the ENTIRE process
  • Attend closing with you
  • And if in the market to buy again, help you purchase your next home or investment property!

Listing and selling a property can be challenging.  There are no guarantees that a buyer is going to simply walk right through the door.  In most cases, you have to bring the home to the buyer!   This is done through realistic pricing and effective marketing.  Choosing the right REALTOR® to market and sell your home can make all the difference!

DID YOU KNOW???  Homes sold with a REALTOR® sell in less time and with fewer price reductions,                            resulting in a higher final sales price.  In fact, FSBOs only accounted for 9% of home sales in 2012, with                       the typical FSBO home selling for $174,900 compared to $215,000 for agent-related home sales.                                (National Association of Realtors® Statistics Report, June 2013)  Just say NO to FSBO!   Leave the                                  important task of selling your home to a professional - ME!   Feel free to Contact Me if interested in           additional FSBO statistics.

Texas law requires all real estate licensees to provide the following information about brokerage services:
